Do you have an apartment available in Tokyo?

Umm more information please! We provide free personalized consultations to all our clients to get an idea of what exactly you are looking for and your situation before we recommend properties best suited to you!

 

Can I still rent a property if I don’t speak Japanese?

Yes, of course! We handle everything on the Japanese language side of things, from searching for apartments, translating your contract and even setting up your utilities! We also help take care of any future issues or concerns you might have with your apartment.

 

How soon can I move in?

We recommend allowing a time frame of 2 to 3 weeks to view the property, apply, for your application to be approved and finally to sign the contract and receive your keys.

 

What does 1R/2LDK/3LDK mean?

The first number refers to the number of bedrooms in an apartment while the rest of the letters are abbreviations.

R = Room

L = Living Area

D = Dining Area

K = Kitchen

What initial fees do I need to pay before moving in?

1st Month’s Rent ( prorated when you move-in after 1st of the month) + 2nd Month’s Rent (only when you move-in after 9th of the month) + 65% Guarantor Fee (45% for students)

*Some properties – mainly in downtown Tokyo, might require Key Money, Deposit, and Agency Fees.

 

Do I need a personal guarantor?

No, Tokyo Apartment is partnered with a trusted English-speaking guarantor company so a personal guarantor is not needed.

 

What documents are required for an application?

For working professionals:

  • Application Form
  • Copy of your passport
  • Copy of your residence card/visa
  • Certificate of Employment
  • Last 3 Month’s Payslips (only applicable to those who have already been working in Japan for quite some time)
  • Most recent bank statement

For students:

  • Application Form
  • Copy of your passport
  • Copy of your residence card/visa
  • Parental Consent Form (for students under 20y/o)
  • Student ID
  • Most recent bank statement

In addition to the aforementioned documents, please prepare the following on hand in case the owner/property manager/guarantor company ask for it:

  • Certificate of Eligibility
  • Admission Letter (for students)

How do I set up utilities?

Don’t worry! Tokyo Apartment will set up all your utilities for you and they will be ready by the time you move in!

 

How do I pay my rent?

Rent can be paid by credit card, bank transfer, or by paying in cash at our office.

What should I do if I lose my keys?

Please contact one of our agents to organize for a replacement key to be made. There will be a replacement fee however, depending on the property, so please be careful!

 

Who should I call if there is a problem with my apartment?

Please contact a member of our team Monday to Friday from 9am-6pm. We will organize for the problem to be fixed.

How can I cancel my lease/contract?

Here is a step-by-step guide of what you need to do when cancelling  a contract:

  1. Let Tokyo Apartment Team know that you would like to move out at least 60 days (2 months) prior to the date you wish to do so. Please send a cancellation notice to contact@tokyoapartment-d.com.
  2. We will send a cancellation form. Please fill out all required fields as directed and send it back to us 60 days (2 months) prior to your move-out date.
  3. Remove all furnishings (except the furniture you rented from us) and clean the apartment.
  4. Set up a schedule for an inspection of the condition of the apartment with one of our agents. This is usually on the day of move-out.
  5. Cancel the utility contracts with appropriate parties a week before moving out. They provide services in English.

  1. We will send you an invoice for your total move-out fees. It will include the cleaning fees stipulated in your contract plus other restoration fees, if any.
  2. Please pay the move-out fees within 1 week after moving out.

 

What happens when my lease/contract expires?

Details of your contract’s end date are outlined in your lease agreement. Tokyo Apartment will contact you 2 months prior to this date to ask if you wish to renew your lease or not. Once you notify us of your decision, the appropriate documentation will be sent to you.

 

Do I need to be present during the move-out inspection?

Yes. For a smooth move-out, it’s better if you’re present during the inspection so your agent and home inspector will be able to answer all your concerns about the report and any problem areas regarding the current condition of the apartment.
