This is a short list of our most frequently asked questions.

Here is a step-by-step guide of what you need to do when cancelling  a contract:

  1. Let Tokyo Apartment Team know that you would like to move out at least 60 days (2 months) prior to the date you wish to do so. Please send a cancellation notice to contact@tokyoapartment-d.com.
  2. We will send a cancellation form. Please fill out all required fields as directed and send it back to us 60 days (2 months) prior to your move-out date.
  3. Remove all furniture (except the ones you rented from us) and clean up the apartment.
  4. Set up a schedule to check the condition of the apartment with one of our agents. This is usually on the day of move-out.
  5. Cancel the utility contracts with appropriate parties a week before moving out. They provide English service.

  6. We will send you an invoice of your total move-out fees. It will include the cleaning fees stipulated in your contract plus other restoration fees, if any.
  7. Pay the move-out fees within a week after moving out.

You have to pay a penalty fee (price may vary depending on the property) for each lost key. Once paid, we will give you a replacement key.

We will set everything up for you before you move-in!

You can either pay your rent by credit card, cash, or bank transfer.

Contact information for:

  • Yourself & that of your spouse/partner/other occupants
  • Your employer’s/school’s details
  • One of your immediate family members in your home country
  • Anyone you know in Japan. Nationality doesn’t matter as long as he/she has a legitimate address in Japan and a Japanese phone number.

You still have to pay a renewal fee equivalent to your monthly rent and sign a new contract even if you’re only going to stay in your apartment for a few more months after its termination.

 

You will find details of the expiry date in your lease agreement. We will notify you 2 months prior to that if you wanted to renew your contract or not. If you wish to renew your contract, you have to pay a renewal fee equivalent to your monthly rent. You also have to sign a new 2yr lease agreement. If you wish to move-out, you have to submit a cancellation form 2 months prior to your move-out date. Cancellation form will be sent to your e-mail once you’ve informed our agent about your decision.

For working professionals:

  • Application Form

  • 3 months most recent payslip (only applicable to those who have already been working in Japan for quite some time)

In addition to the aforementioned documents, please prepare the following on hand in case the owner/property manager/guarantor company ask for it:

  • Certificate of Eligibility
  • Admission Letter (for students)

Yes. For a smooth move-out, it’s better if you’re present during the inspection so your agent and home inspector will be able to answer all your concern about the report and any problem areas regarding the current condition of the apartment.

Also, do not forget to return the keys!

There isn’t a set number of apartments you should see before you decide. Visit as many as it takes to find the one you want. On average, renters see at least 2~3 properties from each real estate agent before choosing one. Just be sure to communicate often with your agent about everything you’re looking for. It will help avoid wasting your time.

It usually takes up to 1~3 weeks depending on your availability and transparency of all the info you’ve provided.

1st Month’s Rent ( prorated when you move-in after 1st of the month) + 2nd Month’s Rent (only when you move-in after 9th of the month) + 65% Guarantor Fee (45% for students)
